A Renovation Permit is a formal authorization issued by Eko Atlantic City Management Limited (EACML) that allows developers or property owners to carry out renovation works on existing buildings within the city. According to Chapter 4, Section 4.5, item 1 of the Planning and Building Regulations (PABR – Issue 2, November 2024), no building or part thereof may be renovated without first obtaining this permit. The purpose of this regulation is to ensure that all renovation activities maintain the city’s architectural integrity, structural safety, and compliance with environmental and development standards.
The process begins with a formal application submission (Appendix CC), which must include complete renovation design drawings (architectural, structural, and MEP), clearly showing the areas and elements affected by the renovation. The submission also includes specifications of materials to be used, letters of appointment of qualified consultants to supervise the works, and a peer review report to verify compatibility between the proposed renovation and the existing structure. This ensures that renovation works align with previously approved designs and meet EACML’s technical standards.
Compulsory Requirements
As listed in Appendix CC – Request for Renovation Works, the following documents and conditions are compulsory:
- Renovation Design Drawings
- Architectural, Structural, and MEP drawings showing all zones affected by the renovation.
- Specifications of Materials (to be used in the Renovation Works)
- Letters of Appointment
- Formal letters appointing registered consultants (Architect, Structural Engineer, MEP Engineer) to inspect and supervise the renovation works.
- Peer Review Report
- Verification confirming compatibility of renovation with the previously approved design and peer review.
- Final Building Permit (FBP)
- Copy of the existing Final Building Permit covering the property.
- Certificate of Fitness for Habitation (CFH)
- Confirmation that the building was previously certified fit for occupation.
- Payment of Fees
- 25% of the prevailing processing fees, calculated pro-rata to the area of renovation.
